Tool 01

2026 Ontario HST
New Build Rebate

When you purchase a newly built home in Ontario, you may qualify for a rebate on the HST paid. The federal portion rebates up to 36% of the 5% GST, and Ontario offers an additional rebate of up to 75% of the 8% provincial portion — but both have thresholds that affect your actual refund.

The federal rebate phases out between $350K and $450K purchase price. The provincial rebate is capped at $24,000 with no phase-out for primary residences.

Land Transfer Tax
Calculator

When you purchase a property in Ontario, you pay Land Transfer Tax to the province — and if you're buying in the City of Toronto, you pay a second municipal tax on top of that. First-time buyers may qualify for rebates on both.

Use this calculator to estimate your total LTT payable at closing, with first-time buyer rebates applied automatically. Toronto buyers: select "City of Toronto" to include the municipal layer.
